Worcester clarifies energy code rules for ADUs

Worcester says its Specialized Energy Code applies only to detached accessory dwelling units, while ADUs attached to existing buildings follow the standard Stretch Energy Code instead.

The Town of Worcester has issued guidance clarifying how its Specialized Energy Code applies to accessory dwelling units, or ADUs.

According to the guidance, Worcester has adopted the Specialized Energy Code, but it does not apply to every project. The code applies only to new buildings, meaning a freestanding, detached ADU must comply with it.

If an ADU is instead attached to an existing building, it is treated as an addition or renovation and must follow the standard Stretch Energy Code rather than the Specialized Energy Code.

The town said energy requirements for ADUs are generally less strict compared to those for new homes, in order to help encourage their development.

An ADU is a secondary housing unit on the same property as a primary residence, such as an in-law apartment or a converted garage.
